What Are Bond Registration Costs?

When a South African bank grants you a home loan, the bond must be formally registered over the property at the Deeds Office. The bank appoints a bond attorney (also called a bond registration attorney) to handle this process. As the buyer and borrower, you pay all these costs โ€” they are not covered by the bank.

Bond registration costs consist of four components: the bond attorney's professional fee (calculated on LPC guideline tariffs and subject to 15% VAT), the Deeds Office registration fee, the bank's initiation fee, and miscellaneous postage and sundries.

The Four Cost Components

  • Bond attorney fee (incl. VAT) โ€” calculated on the LPC guideline tariff based on the bond amount, plus 15% VAT. For a R1,200,000 bond the fee is approximately R28,500 incl. VAT.
  • Deeds Office bond registration fee โ€” a fixed government fee set by regulation. For a R1,000,001โ€“R2,000,000 bond this is R1,738.
  • Bank initiation fee โ€” charged by the bank for originating the home loan, capped by the NCA. The typical fee is R6ย 900, though some banks charge up to R10ย 000.
  • Postage & sundries โ€” covers courier fees, FICA compliance charges, and other disbursements. Typically around R1,500.

Many buyers confuse bond registration costs with transfer costs. They are separate processes with separate attorneys:

When Are Bond Registration Costs Due?

Bond registration costs are payable before registration โ€” the bond attorney will request payment approximately 1โ€“2 weeks before the lodgement date at the Deeds Office. Registration typically happens 6โ€“12 weeks after the offer to purchase is signed, depending on the Deeds Office workload and bond grant timing.

Can I negotiate bond registration attorney fees?

The bond attorney is appointed by the bank, not by you, so you have limited ability to negotiate their fees directly. The LPC guideline tariffs are exactly that โ€” guidelines โ€” but banks typically instruct their panel attorneys to charge at or near the guideline rate.

Some banks offer promotions where they absorb the initiation fee, particularly for buyers with strong credit profiles or large deposits. It is worth asking your bank or bond originator about any fee waivers available at the time of application.

Is VAT charged on bond registration attorney fees?

Yes. Bond attorney fees attract 15% VAT (South Africa's standard VAT rate). The Deeds Office fee itself is a government charge and is not subject to VAT. The bank initiation fee is also subject to VAT, but is usually quoted inclusive of VAT.

What is the bank initiation fee and is it negotiable?

Do bond registration costs apply to a bond cancellation?
